Located in the
Haute-Savoy:
The house is situated
in the village of Habère-Lullin, in the Vallée Verte,
built on a historical site in the old centre of the village, formerly
part of the site of a 12th century château. The site of
the château was divided into two. One part has a building
which is now the ‘Mairie’ and a park and the house is built on
the other part. The ruins of the château and a ‘Madonna’
which has been erected there form one boundary of the property.
The centre of the village, which has been by-passed, is now served
only by a small road and, apart from the property and the Mairie,
comprises only the church, the Présbytère, and a
few houses. The land all around the house is non-constructible
and no further building will be allowed.
The House:
The property is entered
via wrought iron gates and an asphalted driveway leading down
to the front door and the underground garage. The house stands
very well on the site and there are lovely pre-alpine views all
around, and facing the rear of the property is the impressive
ridge of Hirmentaz (1,600 metres).
The house is of ‘traditional’
construction, built in the 1970’s to a very high standard and
is very well maintained. The main accommodation is on the ground
floor and there is further accommodation in a large a basement.
It faces South-East and has sun all day long. All the window frames
are of oak and the windows are of thick safety glass, insulating
and virtually unbreakable. The inside doors are of Moroccan walnut
and there are many features of wood and wrought iron. To the rear
there is a paved terrace of around 200m2. The main South facing
windows have electrically operated sun blinds. The three French
doors giving on to the terrace have electrically operated sun
blinds.

The grounds cover
an area of 6,500m2 (approximately 1.25 acres), sloping gently
to a stream at the bottom. They are laid largely to grass, with
